The studio is charming, well appointed, private (there are only two studios in our building!) and secure (keyless entry locks). We provide soaps, towels, coffee & water! We adhere to a strict cleaning protocol to provide a safe and clean environment for you to enjoy.

The studio is lovingly restored to keep the charm of yesteryear with the enjoyment of modern luxury. The custom kitchenette has a refrigerator, microwave, Keurig coffee maker, toaster & asst dishes. Beautifully appointed bath with custom tiled walk in shower & granite vanity with lush bath towels. We offer a complimentary asst of coffee and teas. A plush pillow top mattress with 1800 thread count sheets will ensure a restful sleep.

The studio overlooks the Charleston City Market building that was built in 1804. The Market area offers an abundance of shopping and nationally acclaimed restaurants. You are sure to find pleasure by visiting museums, touring the harbor or the famous Ft. Sumter, strolling through the historical neighborhoods and sneaking views of private Charleston courtyard gardens.  King Street, known for designer shopping and antiquing, is only a block away.  
Self parking is available in a covered garage at $20 per night with in and out access. Please advise if you require parking as we will issue an additional payment request, thank you.

Access

A private main entrance (secured by a keyless entry code) opens up to the staircase leading up to the foyer on the second floor. The foyer leads to a shared patio and to the other studio (we have two studios only in our building). Another staircase leads to the third floor studio (this listing). This building has no elevator. There is a private nook on the third floor landing, a perfect place to enjoy a glass of wine or to catch up on reading.

Interaction With Guests

We provide detailed check in instructions through email. Guests check in themselves anytime after check in time.
We are always available either by email, text or an old-fashioned phone calls.

Neighborhood

We are immediately across from the Historic Charleston City Market dating back to 1804. Our location is second to none...shopping on King Street, dining in first class restaurants, and discovering Revolutionary and Civil War history are all within easy walking distance. You are sure to find pleasure in visiting one of America's oldest museums, touring the Charleston Harbor by boat or visiting the famous Ft. Sumter, strolling through the adjoining historic neighborhoods and sneaking views of private Charleston courtyard gardens. King Street, known for designer shopping and antiquing and is only one block away.

Transit

Most attractions, restaurants, shops and galleries are within easy walking distance. A complimentary trolley stops immediately in front of our building. Bike taxis and horse drawn carriages (located on our street) are a popular way of getting around and discovering Charleston's historic treasures and landmarks.
Self-parking at a discounted rate is available in a covered and secured garage only one block from our building.

Notes

Our building faces North Market Street and has a retail store on the ground floor and opens up to a charming courtyard in the back. The building (dating back to 1800) has no elevator.

RENTAL TERMS AND CONDITIONS

1. CHECK-IN/ CHECK-OUT TIMES:
Check-In Time is after 4pm
Check-Out Time is 10:30am

Thank you for your consideration in keeping the check-in and check-out times as we must clean and prepare the suite for the next guest arriving, just as we did for your arrival. No early check-in or late check-out without prior arrangement with the owners. We will try to accommodate for an earlier check-in (3pm) if possible. 

2. NO SMOKING:
This is a NON SMOKING property. Smoking is not permitted anywhere on the premises including the outdoor patio. A $250 cleaning fee will be charged for anyone violating this policy.

3. NO PETS:
Pets are not permitted in the rental suite under any conditions. A $250 cleaning fee will be charged for anyone violating this policy and may result in your being asked to leave the premise.

4. MINIMUM AGE:
We will not rent to vacationing students or persons under 25 years of age unless accompanied by an adult legal guardian or parent. Authorization for exceptions prior to booking required.

5. DAMAGE/RESERVATION DEPOSIT:
A damage/security deposit of $100 is charged. The balance of the deposit will be refunded as long as:
a.	No damage is done to unit or its contents, beyond normal wear and tear
b.	No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
c.	All debris, rubbish and discards are placed in waste baskets and soiled dishes are placed in the sink or cleaned.
d.	The unit is left locked.
e.	All charges accrued during the stay (pay-per-view movies) are paid prior to 
        departure.
f.	No linens are lost or damaged.

6. CANCELLATIONS:
Firm Cancellation Policy: Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that.

IMPORTANT:  No refund will be given for storms or other “natural events” or “natural disasters” such as hurricanes, etc. We do not issue any refund due to effects from storms or other events. We strongly encourage renters to obtain vacation insurance from an outside vendor. 

7. MAXIMUM OCCUPANCY
The maximum number of guests per unit is limited to (2) persons unless otherwise agreed upon in writing by the owners. People other than those registered at the time of booking may not stay overnight in the suite. Any guest visiting is the sole responsibility of the renter and must abide by all the rental terms and conditions.

8. NO DAILY MAID SERVICE:
While linens and bath towels are included in the unit, daily maid service is not included in the rental suite. We suggest you bring beach towels as we do not permit towels or linens to be taken from the suite for swimming, beach use or otherwise. If you are renting the unit for longer than one week we will change the sheets and provide you with fresh towels. Of course, we are always available via phone or email to make your stay as pleasurable as possible.

9. FALSIFIED RESERVATIONS:
We require photo ID at check-in. Any reservation obtained under false pretense will be subject to forfeiture of all payments and deposit and the party will not permitted to check in.

10. PARKING: 
We offer a remote parking pass for the Cumberland City Parking Garage located only one block from the suite. The garage is a covered and secured space with a maximum height limit of 6’8”. It will not accommodate a vehicle the size of a Ford F250 truck. Our remote card allows you to have in and out access for a 24/7 period during the time of your stay. Our fee for this self-park garage is offered at a discounted rate of $20. The remote parking pass must be left in the gray metal box inside the main entry area upon your departure. Failure to return or loss of card will result in a $30 fee for replacement of the card. You will sign for the card at check-in if you wish to use the parking. 
We can deduct the parking fee from your security deposit or you may pay in cash during check-in. 

11. LIABILTY WAIVER:
The owners are not responsible for any accidents, injuries or illnesses that occur while on the premises or its facilities. The owners are not responsible for the loss of personal belongings or valuables of the guests (we offer a safe in each suite to use during your stay). By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises by themselves, their children or others whom they invite to use the premises and hereby waive any claim of liability or negligence against the owners for any accidents, injuries or illnesses that occur while on the premises or its facilities. 

12. WRITTEN EXCEPTIONS: 
Any exceptions to the above mentioned policies must be approved in writing in advance. 


We have these policies in effect for our guests’ safety, hygiene and wellbeing. Our goal is to provide a luxurious, safe and highly enjoyable experience for all of our guests and we appreciate your cooperation and assistance. 
By agreeing to rent this unit, by proof of payment for your rental dates, you certify that you have received a copy of this agreement, read and understand the Rental Terms and Conditions for Market Street Suites. You understand that any violations of the above will result in the forfeiture of your deposit and agree to pay for any additional expenses that exceed the amount of your deposit.
