En-suite kitchenette offers a fridge, microwave, toaster and coffee pot. This unit is accessible through a private entrance and is located right off a private deck with seating, a 43” smart tv, and outdoor kitchen and outdoor shower.

House Rules

- Quiet Hours are after 11pm. Failure to follow quite hours may lead to immediate cancelation of booking without refund.
- The backyard is shared space with each unit having their own outdoor area. There are two other short-term rentals on the property. Please be considerate of other guests’ space and privacy.
- This is a self-check-in property; you certify that you are willing and able to follow the instructions that are provided through Airbnb and/or the digital guidebook link which is provided to you on your check-in day or 4 days prior to your check-in date. Failure to follow check-in instructions resulting in the inability to access the unit is not grounds for cancellation.
- There is a $200 fee per day for smoking inside the unit.
- There will be a $50 fee for any unauthorized late check out.
- There is a $25 fee per gate remote, to replace any lost/broken gate remotes.
- Damages/losses as a result of guest failing to follow the house rules as provided, requiring the subsequent guest(s) to be discounted or refunded will be the responsibility of the negligent party
- Please confirm the number of guests in the reservation. Any additional overnight guest will incur an additional fee.
- Guest understand that exterior Surveillance may be used on the property.

The space
Set up like a studio this unit is still very spacious. This unit has everything you need to feel right at home including a comfy king size bed, a television with access to plenty of streaming services, a love seat and a table that can easy turn into a area to eat or work. A his and hers sink, a separate shower and jacuzzi tub provide a relaxing resort feel. This unit is also equipped with a fridge, microwave, toaster, coffee pot and all the supplies you'll need. The spacious walk in closet is equipped with a ironing board and iron. You can really enjoy the outdoors with this units private deck with an outdoor kitchen, plenty of seating and a outdoor TV! Enjoy access to the outdoor shower and beach amenities. Please note that this unit is attached to the hosts main home and although we try our best to be courteous of guest, there is the potential of noise transfer.
Guest access
In addition to the apartment guests have access the to the fenced-in 1/2 acre backyard, with ample parking for cars, boats, RVs etc. (backyard is shared with home owner and other guests that my be staying in the detached Cozy Island Cottage located in the rear of the property). Guests also have access to the outdoor kitchen (please notify the host if you would like to use the outdoor kitchen, so a quick tutorial can be provided) and the outdoor shower.
Additional notes
There is other units on the property, the Cozy Island Cottage and Island Hideout, that may house other guests during your stay. The structures are separated and have their own private areas and designated parking.

***We have implemented COVID-19 protocols to ensure the health and safety of our guest. The unit will be thoroughly cleaned between each guest using CDC recommended cleaning products and procedures. In addition, the unit is equipped with cleaning supplies so guest can routinely clean frequently touched spaces throughout their stay. This is a self-check in unit so there is no need for guest/host interaction unless requested. If guest/host interaction is required, we will follow social distancing guidelines to the best of our ability.

Owner lives in the attached house and can be available for any issues or questions you may have about the area, restaurant recommendations, or activities.
Neighborhood overview
Centrally located James Island neighborhood, only quick 5 mile drive or Uber ride to both Folly Beach and Downtown Charleston. Restaurants, bars, shopping, banking and convenience stores are within a half mile.
